Landlords shun contact with tenants

The vast majority of landlords would prefer not to have contact with tenants according to new research.

The study conducted for Property Let By Us found that landlords did not want to deal with tenant complaints and would prefer for a third party to manage the relationship.

It found 85% of landlords said they did not want to deal directly with the people who rent their property. Almost 90% were unhappy about tenants who called or emailed them directly when problems arose.

Some 2% of landlords said they would ignore requests for repairs for as long as possible while 10% expected tenants to pay for small repairs to the property.

However, more than half of landlords said they would pay for any repairs that the property needed.

Jane Morris, managing director of Property Let By Us, said that many landlords had other commitments and preferred not to deal with tenants.

“Landlords often come in for bad press. But the majority of them are professional and take their responsibilities seriously. Many landlords work either full or part-time and need the support of an agent to help them with managing the relationship with the tenant,” she said.

Morris said many landlords found the whole process of managing property unappealing.

“We know from our research that 66% of landlords find managing their properties more stressful than their full, or part time jobs and dealing with tenant complaints is a top cause of stress,” she added.

“Landlords are under a huge amount of pressure with mounting legislative and tax changes. Agents can be a big help for landlords, offering a range of services that help reduce their workload and ensure they are fully compliant with legislation.”
