For buy-to-let landlords, a good professional lettings agent can be worth their weight in gold.

You can decide whether you want an agent to simply advertise your property, find and vet tenants, or to provide a full management service where they will deal with inventories and deposits, collect the rent and deal with any problems like lost keys and faulty boilers.

A lettings agent will usually cost between 10% and 15% of the annual rent, and it is advisable to use one who is registered with a trade body such as the Association of Residential Lettings Agents.
