Mouseprice survey identifies cheapest UK streets

The Mouseprice Most Affordable Street Rankings 2009 have revealed that the street with the lowest average property value in England and Wales is Fernhill, CF45, which is located north of Cardiff in Wales and has an average value of £24,640.

Although this street did not make it to the top 20 nationally in the 2008 report, it did rank number one for Wales last year. Recent low sales have bought Fernhill to the top spot.

The second most affordable street in England and Wales is Ann Street, TS6, in east Middlesbrough. The road has an average property value of £26,910. This street is located in the South Bank area, south of the River Tees and was ranked at number five in last year’s national report.

Coming in at number three is Alpha Street, which has an average property value of £28,890 and is located in the eastern side of Manchester, with both the M60 and Audenshaw Reservoir to the east.

The Mouseprice top 20 table above shows that the North West contains the highest proportion of most affordable streets across England and Wales, with half of the streets in the rankings.

The remainder of the streets in the list are located in the North East (four streets), Yorkshire and the Humber (four streets), and Wales (two streets).

Evidently, there is still a North-South divide, as none of the remaining government office regions make an appearance in the top 20 report. Last year’s report showed that the North East covered nearly half of the most affordable streets across England and Wales, meaning that the North West has taken over from it as the most affordable region in England and Wales.

This is a return to the trend shown in the 2007 report, where the North West contained half of the most affordable streets across England and Wales.
