Renting a home is popular and one fifth of all UK households live in privately rented property.

But it’s still the subject of some persistent myths, which it can put potential tenants off.

In fact, the rented sector is an increasingly flexible property tenure, with wide and varied options for tenants.

James Bell, resident services manager at Grainger plc’s Gilders Yard, has busted some of the most common myths and untruths surrounding rental properties.

Here’s what he had to say:

Myth 1. Renting is restrictive as you’re tied into lengthy contracts

“One of the most common myths is that renting involves lengthy unbreakable contracts and can incur charges when a contract or lease is prematurely ended by a resident.

“With the increase in Build-to-Rent developments, renting has never been more transparent and flexible.

“Build to Rent developments are properties that are purposely designed and built with the needs of modern renters in mind.

“As a result, many Build to Rent developments offer flexible solutions for residents, such as ‘Stay as long as you want’ tenancy options in the case of Grainger.

“This flexibility offers residents peace of mind, as well as the opportunity to relocate, downsize or upsize at far greater ease.

“Make sure when you’re next looking to move into a rental apartment, you negotiate a lease term which suits your movements and provides you with the flexibility you require.”

Myth 2. You can’t decorate a rental home

“Contrary to belief, those in a rental property are not completely limited when it comes to decorating or DIY within the home.

“Many rental properties offer plenty of decorating opportunities which won’t damage the property or risk losing your deposit.

“One tip to add your personal stamp and style to any rental home is to use damage-free wall strips or hooks. Whether it’s adding a statement art canvas, photo frames or hanging a decorative mirror, many landlords do allow personal touches providing there will be no residual damage to the property.

“Command Strips which can be picked up at DIY stores or purchased from Amazon, are less likely to leave any marks on the wall or ruin paintwork, so are great for decorating in a rental property.

“Some Build to Rent operators go one step further and in many properties allow residents to paint the walls within their apartment, providing they have signed up for a reasonable length of tenancy and that the space is returned to its original condition before vacating the property.

“Before attempting any home improvements or DIY, I would recommend speaking to your landlord.”

Myth: You can’t have pets

“There is a common misconception that all landlords have a strict no-pets policy due to hygiene or health & safety rules. And whilst this may have been true for most landlords in years gone by, within the last five years, our favourite four-legged friends have become more regularly welcomed into rental homes.

“Many Build to Rent operators, including Grainger, have multiple pet-friendly properties which enable residents to reside with their furry friends at home – offering added flexibility when selecting a new home.

“Some developments even offer residents doggy bowls, water, and treats for dogs.

Myth 4. You don’t have access to outdoor space

“One of the biggest myths when looking for the perfect apartment, especially located within a city centre, is that there is no access to private outdoor space or minimal green areas – often a dealbreaker for people when selecting a new property.

“Whilst there may not always be garden space attached to an apartment, private balcony options have become more popular with new build apartments in the city.

“Build to Rent developments frequently offer several added amenities, such as shared outdoor areas and resident gardens – all included in the cost of rent,”

“Most developments also offer an on-site gym to ensure residents have all they need for a comfortable stay whilst saving money on a separate gym membership.”
