Estate agents have reported a marked increase in the demand for luxury home facilities with swimming pools, tennis courts and home gyms most popular.

According to Direct Line, 17 per cent of high end estate agents have seen an increase in demand for home leisure facilities in the past 12 months.

A further third (32 per cent) of estate agents revealed there is always a demand for the latest sporting and leisure facilities in prime homes among their customers and this has continued to be the case over the past year.

According to high end estate agents, an indoor swimming pool can add the most value to a home at up to 15 per cent. However, pools have been dubbed the ‘marmite’ of property features on the grounds that prospective buyers tend to either love them or hate them, with the cost of maintenance putting off some potential purchasers.

Designer kitchens can also add up to 15 per cent to the purchase price, while dedicated home gyms and games rooms can add around five per cent to the value of a home.

Interestingly, just over one in six (17 per cent) of the agents surveyed said these sporting and home leisure facilities do not add value to a home, but they do increase its saleability, or attractiveness to potential buyers.

Nick Brabham, head of Direct Line Select Premier Insurance, says: “As staying in continues to be the new going out, we are seeing more homeowners embrace their favourite pastimes in the comfort of their own properties, including golf greens, squash courts and fully equipped gyms.

“However, these high end facilities can be costly to install and maintain, so property owners should ensure they have sufficient cover in their home insurance policies to protect the items they value most.”
