Research released by Ocean found that more than half of tenants surveyed had faced some issues in the past year.

Some 15% of renters had faced delays in fixing damp, leaks and structural problems with their property.

More than one-in-ten (13%) had been left with broken appliances or furniture while 7% of tenants had properties infested with rats, mice or bugs.

Additionally, 14% of people have faced rent hikes, early evictions or lost some of their deposit in the past year.

Londoners suffered the worst conditions, with 60% complaining of problems in the last 12 months. The East Midlands and the South East region were also noted for the quantity of issues.

Across the UK 35% of tenants said even when they complained to the landlord or letting agent problems were not fixed.

Gareth Shilton, spokesperson for Ocean, said: “Landlords have an obligation to ensure that the properties they let are well maintained and safe for their tenants to live in.

“The research indicates that many tenants are renting sub-standard properties. It’s also concerning that people are facing mid-tenancy rent increases or have money unexpectedly taken from their deposits.

“One of the problems may be a lack of clarity over whose responsibility it is to maintain different aspects of a property. Often the landlord believes the tenant is responsible for doing repairs that in fact they are obligated to make.”
