Location biggest factor for buyers

It seems the phrase ‘location, location, location’ still rings true, with borrowers putting location as their biggest demand when buying property.

Research by Clydesdale and Yorkshire banks found that for more than half (59%) of all homebuyers, location of a property was the most crucial factor.

Scotland was the area of the UK where people most valued a good location, with almost two-thirds (64%) of people surveyed highlighting its importance.

By contrast, only half of people in Wales valued a property’s location so highly.

For 24% of people in the UK affordability was seen as more important than the location of the home, a figure which rose to 33% of those surveyed in Wales. This compares to 17% of Scots, 16% of Londoners and 15% of people in the South West.

Being near family was more important than being location close to work in all areas of the country than London. Those in the capital prefer a shorter commute each working day.

Steve Fletcher, director of retail banking, said that while everybody’s demands were different, most valued location.

“Everyone is looking for something different from their dream home, however our research has shown that for the majority of homeowners the location of the property is something they are not willing to compromise on,” he said.

“We know that moving home can be a stressful time so we have a range of mortgages to suit differing needs and budgets to help make the process as easy as possible.”
