First-time buyers neglect essential checks on properties
Many first-time buyers fail to carry out even the most elementary assessments of properties they are considering buying and so face problems after moving in.
A survey from AA Legal Services has shown that as many as two thirds of first-time buyers come across unexpected problems in their first year as a homeowner, while one in five fail to carry out basic assessments.
Noisy neighbours are the most common problem for new homeowners, and 17% of those surveyed suffered from this problem, but structural problems such as leaking roofs, rotten windows, drainage problems and damp were also common.
James Molloy, head of AA Legal Services, said: “At a time when young people are finding it increasingly difficult to get onto the property ladder, and as they stretch themselves financially, they attach less importance to the really fundamental aspects of buying a property.
“It is essential to have thorough structural surveys conducted, but also to be aware of environmental issues such as noise from roads or train lines, or even flood risk.
“Social concerns must also be investigated, and it is vital to introduce yourself to the neighbours and be aware of crime issues.”
